The Problem

Many residential condos use an outdated visitor parking system which raises security concerns and creates a frustrating experience for its users.

The Solution

An iPhone app which streamlines the parking process and creates a secure, hassle-free experience for all stakeholders.

Research

I conducted in-person interviews and surveyed people around Toronto who are either residents, visitors, or security guards of condo buildings. Through my research, I was able to identify three primary users of the app:

1. Visitors
2. Security Guards
3. Residents

The Existing Parking System

Challenges

  • Visitor parking process takes too long
  • Provides the same information every visit
  • Have to wait in line if concierge desk is busy
  • Often arrive at concierge desk with no guard to issue parking
  • Don’t always know how to exit garage / get into building after parking
  • Have difficulty finding assigned underground spot.
  • A quick way to get a visitor parking permit
  • Easily locate assigned visitor parking spot
  • Be able to navigate back into the building

  • Issuing a visitor parking pass can be time consuming
  • Backlog at the security desk when several visitors arrive at once
  • Can’t easily access resident contact info and call to approve visitor
  • Contact residents for parking approval using phone number provided by visitor
  • Maintain a redundant visitor parking paper log

  • Can’t extend visitor’s pass without walking down to security desk.

  • Be able to provide a positive experience for guests

Objectives

‍I had several objectives that were essential to target in order to provide a streamline parking solution:

Increase Efficiency

Visitors and guards will spend less time assigning and obtaining parking passes

Clear Communication

Information provided will help visitors find their assigned parking spot faster and explain how to enter the building after parking.

Security Enhancement

Provide an electronic system which will properly track and log incoming vehicles, resident approvals and garage activity.

Visitor Generated Parking Pass

These wireframes show how a visitor can create a parking pass for their visitor.
Residents are able to fill out the visitor’s information, issue a parking pass, and send it off to the visitor.
This screen will only show up if the visitor has more than one car on file
I’m using my building’s regulations here, where a spot can’t be reserved ahead of time. Spots are assigned on a first come first serve basis, therefore there is only an Out Time option and not an In Time.
Residents are able to fill out the visitor’s information, issue a parking pass, and send it off to the visitor.
this triggers a notification for the resident, allowing them to approve or reject the parking request.

Security Guard View / Generated Parking Pass

These wireframes show how a resident can create a parking pass for their visitor.
This is the first screen a security guard will see when issuing a parking pass at the security desk computer
If the visitor is a first timer, they will add their contact info by clicking the icon on the top right.
If this is a frequent visitor, the guard will search for the visitor's name and pull up their information which is already saved in the system.
Security guard select the duration of the parking pass
Security guard searches for the resident being visited. This screen has no “add resident” function because all residents will already be in the system’s database.
Resident contact methods appear on screen. Security guard will then contact resident to approve visitor.
Upon approval from the resident, the system will generate a parking spot for the visitor based on their parking needs.
This page will allow security guards to see all visitors currently parked in the lot.
When a visitor obtains a parking pass through the app they must still drive to the ramp and buzz for security to open the garage door. On this page security will be able to verify that a pass has been approved for the visitor through the app.
